One number covers this district and it hides almost everything that matters. Dacorum’s average sold price is £454,770. That figure is, in practice, the Hemel Hempstead price. Eight miles up the canal in Berkhamsted, the average home sold for £754,424 over the past year, and in Tring prices fell by a tenth while Berkhamsted’s rose by nearly the same amount. This is a plain read of the Land Registry numbers for all three towns, plus Kings Langley, with the source behind every figure.
The district figure first
The average home in Dacorum borough sold for £454,770 in May 2026, the most recent month published in the UK House Price Index, which is built from completed HM Land Registry sales rather than asking prices.
Over the twelve months to May 2026 that average did not move at all: 0.0%. That is unusual, and it is not what the rest of the region did. Hertfordshire as a county rose 2.5% over the same year, the East of England 2.3%, and England 2.3%. Dacorum stood still while everything around it went up.
The borough also sits below the county. Hertfordshire’s average in May 2026 was £467,251, so a typical Dacorum home is about £12,500 cheaper than a typical Hertfordshire one, and roughly £163,000 above the England average of £292,095.

The three towns are three different markets
The borough average is a blend, and the blend is dominated by Hemel Hempstead because Hemel has most of the housing. Rightmove publishes rolling twelve-month averages for each town’s listing area, drawn from the same Land Registry records. Set side by side, they do not look like one market:

The gap between the top and bottom of that table is £313,184. Berkhamsted and Hemel Hempstead are on the same railway line, eight minutes apart, and the average Berkhamsted home costs seventy per cent more.
What it means for you: if you are pricing a move within the borough, the district average is close to useless. Berkhamsted is roughly Kings Langley plus £156,000, and Hemel Hempstead is roughly Tring minus £96,000. Work from your own town’s figure, not Dacorum’s.
What you pay by property type
Across the whole borough, the UK House Price Index gives these May 2026 averages:
- Detached: £920,588, down 0.5% over the year.
- Semi-detached: £549,564.
- Terraced: £420,690.
- Flats and maisonettes: £262,633, down 2.2% over the year.
- First-time buyers paid £367,682 on average.
Two things stand out. The first is the size of the jump from a terrace to a detached house: £499,898, more than the whole average price of a terraced home. The second is that the only categories to fall over the year were the top and the bottom, detached houses and flats, while the middle of the market held.
Compare that with Hertfordshire, where the detached average is £973,015 and the terraced average £418,753. Dacorum’s terraces cost slightly more than the county’s; its detached houses cost £52,000 less. The borough is comparatively expensive for ordinary homes and comparatively cheap for large ones.

Why Berkhamsted and Tring moved in opposite directions
Berkhamsted’s average is 2% above its own 2023 peak of £736,267. Tring’s is 9% below its 2023 peak of £589,993. Hemel Hempstead’s is 3% above its 2022 peak of £429,043.
Small-town averages swing on the mix of what happened to sell, so a run of large detached sales in Berkhamsted and a thinner year at the top end in Tring will move these numbers more than any change in what a given house is worth. The commute is the short answer. Hemel Hempstead, Apsley, Kings Langley, Berkhamsted and Tring all sit on the West Coast Main Line, and the fastest trains reach London Euston in about half an hour from Hemel.
